Five Star Las Vegas – Luxury House Rentals

1. Agreement to Terms

By making a reservation, accessing this website, or occupying any property managed by Five Star Las Vegas (“Company,” “we,” “us”), you (“Guest”) agree to be legally bound by these Terms & Conditions, our Refund Policy, and House Rules.

If you do not agree, do not book or occupy the property.

2. Booking & Payment Terms

• A valid government-issued ID is required for all bookings
• Minimum booking age: 31 years old
• Payment terms (select one based on your setup):
  • Option A (recommended): Full payment due at time of booking
  • Option B: 50% deposit at booking, balance due 14 days before check-in

We reserve the right to:

• Cancel bookings with invalid or fraudulent payment methods
• Refuse service at our discretion

3. Security Deposit / Damage Authorization

By booking, Guest authorizes Five Star Las Vegas to charge the payment method on file for:

• Property damage
• Missing items
• Excess cleaning
• Rule violations
• Fines (including noise violations)

Charges may be applied within 7 days after checkout.

4. Cancellation & Refund Policy

All cancellations are subject to our Refund Policy:

By booking, Guest acknowledges this policy is binding and enforceable.

5. Occupancy & Use Restrictions

• Maximum occupancy limits must be strictly followed
• No parties, events, or unauthorized gatherings
• No commercial use without written approval

Violation may result in:

• Immediate eviction
• Loss of all payments
• Additional fines

6. Noise Monitoring & Surveillance Disclosure

For safety and compliance purposes:

• Properties may include exterior security cameras
• Noise monitoring devices (do NOT record conversations)

Guest acknowledges and consents to these measures.

7. Property Use & Guest Responsibility

Guest agrees to:

• Maintain the property in good condition
• Follow all posted House Rules
• Comply with HOA, local, and state regulations

Guest is responsible for all members of their party and visitors.

8. Pool, Spa & Premises Liability Waiver

Use of all amenities—including pool, spa, stairs, and outdoor areas—is at Guest’s own risk.

Guest agrees:

• To supervise children at all times
• To assume all risk of injury or loss
• To release Five Star Las Vegas from liability for accidents, injuries, or loss of personal belongings

9. Maintenance & Property Conditions

We strive to maintain all amenities, but:

• No refunds will be issued for temporary outages (e.g., WiFi, utilities, appliances)
• We will make reasonable efforts to resolve issues promptly

10. Force Majeure

We are not liable for events beyond our control, including but not limited to:

• Weather events
• Utility outages
• Government actions
• HOA restrictions
• Natural disasters

No refunds will be issued for such events unless otherwise stated.

11. Early Check-In / Late Check-Out

Subject to availability only and may incur additional fees.

12. Chargebacks & Payment Disputes

Guest agrees:

• Not to initiate chargebacks without first contacting us
• That all disputes must be handled directly

Improper chargebacks may result in:

• Additional fees
• Collections action

13. Indemnification

Guest agrees to indemnify and hold harmless Five Star Las Vegas from:

• Claims arising from Guest’s use of the property
• Violations of laws or these Terms
• Actions of Guest or their invitees

14. Right to Terminate Stay

We reserve the right to terminate a reservation immediately if:

• House Rules are violated
• Illegal activity is suspected
• Property or neighbors are at risk

No refund will be issued.

15. Governing Law & Venue

These Terms shall be governed by the laws of the State of Nevada.

All disputes shall be resolved in Clark County, Nevada.

16. Modifications

We reserve the right to update these Terms at any time. Continued use of the property or website constitutes acceptance.

17. Luxury Standard Disclaimer 

Five Star Las Vegas properties are privately owned luxury homes—not hotels. While we strive for a five-star experience, variations may occur, and no guarantee of hotel-level services is implied.
